What the check covers
We inspect every gas appliance, pipework and flue in the property, check for leaks and safe operation, and issue a Landlord Gas Safety Record.
Your legal duty
Landlords must have gas appliances and flues checked by a Gas Safe registered engineer every 12 months, give tenants a copy of the record within 28 days, and keep records for two years. New tenants need a copy before they move in.

Common questions
How far ahead can I book it?
Many landlords book the check up to two months before it's due, and the 12-month date still runs from the original due date.
What if an appliance fails the check?
We'll tell you what's unsafe and what's needed to put it right. Unsafe appliances may need to be switched off until they're repaired.
